Paya Lebar is a planning area located in the North East Region of Singapore.  It is in between Tampines and Hougang.  Bulk of Paya Lebar is occupied by the old Paya Lebar airbase which will be transformed into a new residential estate which has 800 hectares, bigger than Bishan and Toa Payoh estate.

The ‘Paya Lebar’ that most people are familiar with is the area around the Paya Lebar MRT. This is where the malls, offices and residential are located. Paya Lebar Central is an area identified by URA as one of the five growth areas and earmarked to be built into a commercial hub.  However, the Paya Lebar Central does not lies within the Paya Lebar planning area, instead it lies within the Geylang planning area. However, most people identify Paya Lebar with Paya Lebar Central.

The Paya Lebar – Geylang area is distinctively different from the rest of Singapore. It is an intersection point of old Singapore streets (Geylang and Joo Chiat), private landed estate (Katong), industrial estate and HDB estate (Eunos). In this place, you can see the historical transformation of Singapore just by looking around 360 degrees.

The Geylang planning area covers not only Paya Lebar central but also old airport road, Dunman road, part of Joo Chiat, Macpherson and Ubi.  However, as certain older streets in Geylang are red-light districts, residents usually do not prefer to say they stay in Geylang. Rather they will use other streets’ name instead for fear of certain connotations. Also, banks may not provide mortgage if your residential unit falls within certain zones in Geylang.

Gelyang in general is a very liveable place. Other than the loads of shopping options found in the Paya Lebar Central, you can find surprises in the quant shops that lined the old streets of Geylang and Joo Chiat, many of which still have the 60s to 70s vibe. You can also find loads of places of worship in the Geylang area. Pockets of greenery dotted the area surrounding Paya Lebar central and it is no wonder that on Sundays, migrant workers love to gather around the Paya Lebar area. The mix of relaxation and activity gives the place a bustling vibe.
